Key takeaways
- A lease costs less from the first month. In my listings on 18 October 2026, a one bedroom apartment in My An had a median rent of $645. Thirty nights on Airbnb in My An at the area's average nightly rate of $56 come to $1,680.
- Airbnb prices in Da Nang move with the season. In My An the average nightly rate runs from about $51 in February, September and October to about $124 from May to July.
- A lease adds electricity, billed by your landlord at 4,000 to 6,000 dong per kWh, and a deposit, usually one month's rent on a six or twelve month lease.
- Landlords also rent for one to three months, at 10 to 30 percent above their six month price, with a deposit of one or two months.
- Book two to four weeks on Airbnb while you view homes in person, then sign a lease. Leave an Airbnb long-term booking early and the host keeps up to 30 more nights.
Is a month on Airbnb cheaper than a lease in Da Nang?
No. A six or twelve month lease costs less, even in your first month. A month on Airbnb in My An, the area behind My Khe beach where many foreigners start, costs about two and a half times the median lease on a one bedroom in the same streets. Airbnb buys you flexibility: no deposit, no contract, and the freedom to move to another area next month.
Many of the people who message me are already in Da Nang on an Airbnb booking, looking for a home for the year. The numbers below show what each option costs and what you get for it.
| Airbnb, 30 nights | Lease, one month | |
|---|---|---|
| Price in My An | About $1,680 at the average rate | $645 median for a one bedroom |
| Electricity | In the price unless the listing says otherwise | Extra: about $23 to $58 a month for a one bedroom |
| Deposit | None | Usually one month's rent |
| Contract | Airbnb's terms | A lease with the owner, ideally in Vietnamese and English |
| Leaving early | Host keeps up to 30 more nights | Landlord keeps the deposit, unless the lease allows notice |
| Best for | Your first weeks, or a stay under two months | Three months or more |
Use Airbnb to choose your area. Use a lease to live in it.
How much does a month on Airbnb cost in Da Nang?
It depends on the month you arrive. AirROI, which tracks Airbnb listings, puts the average nightly rate in My An at $56 for August 2025 to July 2026, across 42 active listings. The same data shows prices more than doubling from May to July.
| Season | Average per night | Thirty nights |
|---|---|---|
| Low: February, September, October | $51 | $1,530 |
| Year average | $56 | $1,680 |
| Shoulder months | $64 | $1,920 |
| Peak: May to July | $124 | $3,720 |
Two things bring the real price down. The average covers every size of listing, so a studio or one bedroom often costs less per night. Many hosts also set a discount for stays of 28 nights or more, which Airbnb shows in the total before you book.
Most Airbnb guests in My An stay about nine nights, and about one listing in eight asks for a minimum of 30. Filter for them if you want a host who is set up for long stays.
How much does a lease cost in Da Nang?
In my listings on 18 October 2026, a one bedroom apartment had a median rent of $688 a month across 30 homes, from $380. A two bedroom had a median of $1,385 across 34 homes. Prices are for leases of six months or more, in US dollars, and I have checked every home.
| Area | One bedroom | Two bedroom |
|---|---|---|
| My An | $645 (5) | $970 (6) |
| Son Tra | $646 (9) | $1,445 (7) |
| Ngu Hanh Son | $722 (14) | $1,080 (10) |
| Hai Chau | $1,140 (1) | $1,520 (9) |
| All areas | $688 (30) | $1,385 (34) |
Add electricity to the rent. On a one bedroom with the air conditioning on for much of the day, it comes to 600,000 to 1,500,000 dong a month, about $23 to $58. Even at the top of that range, a one bedroom lease in My An costs $703 a month. At My An's average Airbnb rate, a host would need to cut the price by more than half to match it.
What does each price include?
An Airbnb price covers the home, the furniture and normally the bills, for as long as you booked. A lease covers the home and the furniture, and you pay the bills on top. The bigger difference is who you deal with when something breaks.
| Airbnb | Lease | |
|---|---|---|
| Electricity and water | In the price unless the listing states a charge | Billed by the landlord from a meter |
| Cleaning | A cleaning fee per booking, shown before you pay | You arrange and pay a cleaner |
| Repairs | The host, through Airbnb messages | The landlord, as the lease says |
| Police registration | The host declares you | The landlord declares you |
| Payment | First month at booking, then monthly by card | Deposit and first month at signing, then monthly |
Police registration applies to both. Vietnamese law requires whoever houses you to declare you to the local police, and you need a registered address to extend a visa. Ask your Airbnb host to confirm they have filed it, as you would ask a landlord. Our guide to renting in Da Nang as a foreigner covers registration, deposits and the electricity rate in detail.
Can you rent for one to three months without Airbnb?
Yes. Landlords in Da Nang rent by the month, and most charge 10 to 30 percent more than their six month price, because a short tenancy leaves them more empty weeks. They usually ask for one or two months' deposit on leases under six months.
A two month lease on a $645 one bedroom at a 30 percent premium comes to about $840 a month plus electricity. That is still about half of an average month on Airbnb in My An. You give up the freedom to leave at a few days' notice, and you need to view the home before you sign.
What happens if you leave early?
On Airbnb, bookings of 28 nights or more fall under a long-term cancellation policy. Under the Firm long-term policy, you get a full refund only if you cancel at least 30 days before check-in. Cancel later, or leave during the stay, and the host keeps the nights you stayed plus 30 more. Under the Strict long-term policy, the full refund needs a cancellation within 48 hours of booking and at least 28 days before check-in.
On a standard lease, leaving before the end costs you the deposit. Ask for a clause that lets you leave on 30 days' notice after the first six months. Many landlords agree when you ask before signing, and few will add it later.
Either way, leaving early costs about a month. Plan your exit before you book.
When is Airbnb the better choice?
Book Airbnb for these stays:
- Your first two to four weeks, while you view homes and learn the areas.
- A stay under two months, where a deposit and a contract cost more effort than they save.
- A visit in February, September or October, when Airbnb prices in My An are lowest.
- Any stay where you need to leave at short notice.
Sign a lease for three months or more, for a family that needs space and a kitchen, or for anyone arriving between May and July, when a month on Airbnb in My An can cost more than five months of rent.
When should you start looking for a lease?
Start before you land. Send your budget, move-in date and the areas you like a week or two before you fly, and book your Airbnb for two to four weeks. That gives you time to view homes in person and sign without paying for extra Airbnb nights.
Timing matters most from October to February, the peak for long-term rentals in Da Nang, when the best homes go fast. Outside those months there is plenty of choice, and a week of viewings is usually enough. If you are torn between two areas, stay the first two weeks in one and spend a day in the other.
