How did she end up doing this?
It started with friends of friends. Foreigners arriving in Da Nang kept getting quoted prices no local would pay, signing contracts they could not read, and finding out after moving in that the building had no permit to house them.
Alice started sitting in on those viewings and reading those contracts, and by 2019 it was the job. She took the licence, and the work settled into a simple rule she still uses: tell people the truth about a property even when the truth loses the deal.
That rule is why she will talk a client out of a place that photographs well and sits above a karaoke bar, and why a good share of her clients arrive through someone she placed two years earlier.
What does she actually do for you?
The short version is that she does the parts that are hard to do from outside Vietnam, or in a language you do not read. You tell her a budget, an area and a move-in date, and she comes back with places that fit rather than a link dump.
