Can foreigners rent an apartment in Da Nang?
Yes. There is no restriction on foreigners renting residential property in Vietnam, and you do not need a work permit or residence card to sign a lease. You need a valid passport and a visa, including a tourist visa. Buying property has restrictions, but renting does not.
What documents do I need to rent an apartment in Da Nang?
Your passport and your current visa or entry stamp are the only documents most landlords ask for. Some larger apartment buildings also want a copy of your visa page for their own records. You do not need a Vietnamese bank account, a work contract, a local guarantor, or proof of income.
How much is the deposit for a rental in Vietnam?
One month of rent is standard for a six or twelve month lease, and some landlords ask for two on shorter terms or for furnished properties. The deposit is returned at the end of the lease minus any damage and any unpaid utility bills. Get the deposit amount and the return conditions written into the contract in both Vietnamese and English.
Is electricity included in the rent in Vietnam?
Usually not. Most landlords bill electricity separately at 4,000 to 6,000 VND per kWh, which is above the state residential rate, so a one bedroom with regular air conditioning typically runs 600,000 to 1,500,000 VND a month. Water is often a flat fee of 100,000 to 200,000 VND, and apartment buildings add a management charge on top.
Which area of Da Nang is best for expats?
My An, which most foreigners call An Thuong, is the walkable one with the densest concentration of western restaurants, gyms and coworking spaces. Rent for a comparable apartment is close to the rest of the beach side, because the furnishing and the class of the building move the price more than the area does, and most An Thuong buildings are older since there is almost no land left to build on there. Son Tra and An Hai are quieter and more spread out but need a motorbike. Hai Chau is the city center, better for work commutes and worse for the beach.
Who registers me with the police when I rent in Vietnam?
The landlord does. Temporary residence registration is the property owner's legal obligation, not the tenant's, and it should be handled within a few days of you moving in. Ask for confirmation that it has been done, because an unregistered address can cause problems later when you apply for a visa extension.
Can I view apartments in Da Nang before I arrive?

How far in advance should I look for a rental in Da Nang?
